What is an individual lease?

An individual lease provides the resident with their own separate lease agreement and responsibility for only his/her monthly rent installment and applicable utility and parking charges. By signing an individual lease, the student takes responsibility only for their rent installment and lease terms and will not be held liable for any delinquent amounts owed by their roommate(s).

When is the first rent installment due?

Rent installments are due the first of every month.

FAQ:BILL

Do you send me a bill every month?

No, bills are not sent to residents each month, but you may see payment reminders posted around the property.

FAQ:PAYMENT

How can I make a rent payment?

We accept checks, money orders, cashier’s checks and online credit card payments. We are unable to accept cash.

FAQ:GUARANTOR

Who can be a guarantor?

A resident can act as their own guarantor if they can show documentation as outlined in the lease agreement that they have income greater than three times the monthly rent installment. All residents require a guarantor to complete the guaranty agreement.

FAQ:PAPERWORK

What paperwork is required to be a guarantor?

The guarantor will need to sign the guaranty agreement. If the resident is not of legal age to execute a contract, the guarantor will be required to sign both the lease and guaranty agreement.

Can I fill my application out online?

No, but you can access a printable PDF version of the application.

FAQ:UNIT

Can I request a specific unit?

The resident can list their preferences on the profile card and housing application, and we will do our best to place them in the unit that fits those requests. All requests are served on a first-come, first-served basis, and are taken in order based on the date their application was received.

FAQ:ROOMMATE

Can I request a specific roommate?

Yes, residents can list the roommates they have chosen on their profile card when completing their lease. It is important that all roommates list each other and that all requests are mutual.

FAQ:INSURANCE

What about insurance?

Our insurance will not cover the resident's personal belongings. We suggest getting renter’s insurance for this reason. It is generally inexpensive and will cover personal belongings if something were to happen.

FAQ:CANCEL

What if I need to break the lease?

The lease is binding and cannot be broken. If the resident cannot continue living in their apartment after signing the lease, they’ll will need to re-let, or find a replacement for their space. Please call the leasing office for information on re-letting.

FAQ:MAIL

What about mail and packages?

Mail will be delivered to the apartment’s mailbox. Packages that don’t fit in the mailbox will be placed in the oversized mailboxes, with a key to retrieve the parcel in the apartment’s mailbox. Other carriers may deliver to your apartment door.
